Why NextBigBill Exists
Every home buyer knows how to compare listing prices: $440,000 versus $465,000. Real estate portals and mortgage calculators make this purchase price comparison instant.
Yet almost nobody models what happens in the five years immediately following closing. A property with a 19-year-old roof, a 13-year-old furnace, and a 9-year-old water heater carries an estimated $45,000 in imminent capital expenditure burden. A slightly higher-priced turnkey home carries only $9,000.
NextBigBill was built to bring accounting rigor to home condition decisions.
What NextBigBill Is NOT
- Not a Routine Maintenance Calculator: We do not track filter replacements, lawn mowing, or minor handyman tasks. We focus exclusively on major capital expenditures ($1,500+).
- Not a Home Valuation / Appraisal Tool: We do not estimate market property value, school district premiums, or appreciation. We only calculate condition equalization.
- Not an AI Speculation Tool: We never generate exact catastrophic failure predictions or automated bids. All models rest on engineering baselines from InterNACHI, DOE, NAHB, and ASHRAE.
